Options In Dormer Loft Conversions

Flat roof dormer: This is by far the most popular loft conversion in the U.K. It is the cheapest form of dormer extension, whilst also offering the greatest amount of added space. There will be increased headroom, straight walls and flat ceilings, making decoration easy.  , and is relatively inexpensive to install when compared to a mansard or hip to gable loft conversion.

Shed dormer: This features a single planed roof, sloped downwards at an angle shallower than your main roof. It tends to be built on homes with a gable roof. In terms of aesthetics, it usually requires different roof sheeting to that of the main roof.

Gable fronted dormer: Sometimes referred to as a ‘dog-house dormer’, although more attractive than its name suggests.  Here, a gable wall extension is built up to the existing roof ridge, with a new roof section built outwards to the new gable end.

Hipped roof dormer: This is an attractive dormer extension, featuring three sloping planes of a hipped roof converging at the ridge of the dormer. This option tends to be more expensive to construct and will not provide as much additional internal space as a flat roof dormer, but as an aesthetic feature, it can add value to your home.

Hip to gable and rear: this is also a more expensive option but also increases the value of your home, whilst giving more space and adding to the attractiveness of the property.

Mansard: Whilst tending to cost more, Mansard loft conversions are popular in urban areas. They maximise the space in your loft and your ability to make use of all of your property’s roof space. Flat room conversions are the most cost effective and tend to be the preferred option from a planning perspective in sensitive areas. Mansard loft conversions keep the character of your property in a conservation area.

Skylight Windows: Dormer windows don’t require any roof restructuring and bring the skies into your room day and night. Your loft space will gain from substantially more light and help you to drift off to sleep whilst gazing at the stars.

Your skylight requires building regulation approval, but not necessarily planning permission.
